On the Move - Pre-Moves
Every week approximately 100,000 homeowners list their homes for sale. This information is published in newspapers, magazines and on online services.
We compile that information and call it Pre-Movers. At some point in the near future these homes will be sold, and these homeowners will purchase a new home. They have often already decided on their next home. If not, they are actively looking for that home now.
When their current home sells and they buy their new home, these consumers will want and need a variety of services.
They will certainly need a new mortgage, new title insurance and a new homeowner insurance policy.
They will want to sign up for cable, dish or satellite television. They will probably want a security system installed. There’s a good chance they’ll want carpeting, draperies and blinds installed before they move in. And, often, they want some repairs and construction work done.
Each week we capture the names and addresses of 80,000 of these pre-movers along with the asking price and the date the home went on sale. We capture around 20,000 additional records where there is no name available – we capture the address, asking price and date the home went on sale. 87% of these homes are single family houses; the other 13% are condos. We can identify each. We have already removed all foreclosure listings.
There is one alternative pre-mover list on the market, and our list outperforms it because our list:
- is larger by 10%-20%,
- is more accurate,
- provides better appending of the homeowner name to the address, and
- is faster to the marketplace.
80,000 records have the name and address of the homeowner. A mailer can also obtain the additional 20%-30% of the addresses where we could not identify the homeowner accurately.
Many companies have found that marketing to pre-movers is their primary source of new business. This list contains the majority of the people who will end up buying a home in the next 12 months. With 4 million names a year, it’s something every company needs to test.
